    Landlord maintenance checklist before a tenant moves in

    The 25-point check we run before a new tenancy begins — saves the deposit dispute and the 2am phone call.

    Safety & compliance

    Gas safety certificate (in date), EICR (within 5 years), smoke alarms on every floor, CO alarm in any room with a fuel-burning appliance, EPC visible to tenant. These are non-negotiable legal requirements.

    Plumbing & heating

    Bleed all radiators, check thermostats, run every tap, flush toilets, check shower seal, verify hot water timing and immersion backup.

    Doors, windows & locks

    Every internal door closes flush. Every window opens, closes and locks. External doors get fresh batteries in any smart locks and a spare cylinder change between tenancies.

    Decorating & finish

    Touch-up paint where needed, fresh silicone in bathrooms and kitchens, scuffs and marks addressed. A property that looks cared-for gets cared-for back.

    Documentation

    Photograph every room, every appliance, and meter readings on move-in day. We provide photo-evidenced reports for landlord clients as standard.
